If you're preparing to move into a new rental property, the details below are designed to help answer any questions you might have about the process. Move-in Checklist
First Month's Rent & Security Deposit
The first month's rent for your rental property, along with the security deposit and any other applicable fees, must be paid before you can take possession of the property. We will typically provide all information about how to pay these amounts before the lease signing.
Move-in Date & Inspection
Your move-in date will be defined by your new lease; our team will be happy to answer any questions you have about the first days in your rental property, including your move-in inspection.
Utilities
You are responsible for keeping all utility accounts associated with your rental in good standing throughout the duration of your tenancy. Please make sure to handle this immediately after the lease signing to avoid losing access to your accounts.
Move-out Checklist
Notice of Intent to Vacate
Planning to move out of your rental home? Please provide us with written notice of your intent to vacate, in accordance with the terms of your lease.
Property Condition
Your property should be returned to rent-ready condition before you hand in the keys. This includes the following:
- Rental Cleaning: You'll need to thoroughly clean every room in your rental home, removing all of your possessions and disposing of any trash. Make sure to sanitize the kitchen and bathrooms, and wipe down all hard surfaces throughout the property. You'll also need to mop/vacuum/sweep every floor throughout the residence.
- Landscaping & Outdoor Areas: If you typically take care of outdoor landscaping, make sure to handle these chores once more before moving out. (This also includes lawn care, such as mowing the grass, etc.)
- Repairs: If any damage occurred during your stay, minimize any headaches associated with moving out by repairing these damages. Patch nail and screw holes, repaint stained walls, replace glass, and make sure all lightbulbs are functioning.
Security Deposit
We make every effort to return your security deposit quickly. First, our team conducts a final inspection to check for any damage. If we do identify any problems, we will make the necessary repairs and deduct the related expenses from your deposit.
Any unpaid fees on your account will also come from the deposit. The remainder will be returned to you with an itemized statement.
Please remember, you cannot use your security deposit as your final rent payment. Failure to pay your rent will result in adverse credit reporting and legal action.
